In Gloucester County, the real estate market has seen some interesting changes from 2023 to 2024. New listings have increased by 10.6%, and the inventory of homes for sale has grown by 13.5%, giving buyers more options. However, closed sales have dropped by 11.5%, and homes are staying on the market slightly longer, with a 2.9% increase in days on market. Despite this, the median sales price has risen by 8.6%, showing that property values are still going up. Sellers are also receiving a slightly higher percentage of their list price, with an increase of 0.4%. Overall, the market is becoming more favorable for buyers with more choices, but prices continue to climb.

In Camden County, the real estate market has experienced several notable shifts from 2023 to 2024. New listings increased by 10.7%, while the inventory of homes for sale rose by 5.4%, providing more options for buyers. Closed sales, however, saw a decline of 6.6%, and homes are selling faster with a 15.2% decrease in days on market. The median sales price has jumped significantly by 17.7%, indicating strong demand and rising property values. Sellers are receiving slightly more than their asking price, with a 0.3% increase in the percent of list price received. Additionally, the months’ supply of inventory has grown by 28.6%, suggesting a more balanced market for buyers and sellers alike.
